FHA Financing while using fair market value rents

Hi all! I am new to BP, but have absolutely loved the information. I am looking at my first 4 Plex deal, but am having a very difficult time finding an FHA lender that will take on a 4plex, and use the 75% fair market rent to help me qualify. Anyone have any success with this, or know who I could contact? The 4plex would cash flow just fine, but I can't seem to find lenders who would count that income towards the qualification. Any advice would be greatly appreciated. Thank you!
