Mountain vacation rentals

So I've been following Bigger Pockets for about a year now; really enjoy it. 

I'm very interested in the idea of a mountain cabin vacation rental portfolio. Cabins around 500sqft (give or take). Im not looking for millions of $ but love the idea of building up to $10k per month of passive income.

Anyone have experience with small vacation cabin rentals and how your doing with them. I've been watching for fixer uppers. talked a builder who will build for about $115sqft. 

So mainly my question is fixer upper or build new? and just looking for anyone with experience and if youre having any luck with cash flow?
