What are the chances of getting SFR at 70% ARV?
I’m a new member to bigger pockets and I want to buy my first rental property. I’ve read a few posts about buying at 70% of home value. I always ask myself why someone would sell for 70% of value. Given the competitive nature of real estate, how realistic is it to execute a buy at this size of discount? What type of circumstances would you look to increase the probability of getting an offer accepted?
