Dear BP Community,

I just graduated college and I am looking for advise on how to get started investing in real estate. I have been dedicated to learning everything I can about real estate investing and when I found the BP community last week I couldn't have been more excited - so here I am with my first post.

I would love to hear from the community on what recommendations/advise you might have from someone just getting started.

Whats the best way to get started? Flipping? Wholesaling? BRRRR?

What are the best ways to network in my community?

I live in Philadelphia

Thanks,

Sean

Personally, I would recommend flipping to start. Your first flip you should be just looking for profit, then after that shooting for the 20-30% ROI. Flips are a great way to generate income quickly. Since you are young, as long as you don't get over your head you should be good no matter what avenue you take. A cosmetic flip could be a great way to get your feet wet without taking on too many risks. Once you think you are ready to scale, I would turn to equity building rentals and properties that give you passive income.
