Building cash reserves

I’ve been working in commercial real estate for a year now and would like to start positioning myself to become a full time real estate investor/developer. The problem - I’m short on cash. What are some ideas to make a couple extra grand a month while still working full time and gaining valuable exposure to the process AND providing value to existing investors?

@Suzette T., I started networking like crazy. I found lots and lots of cash buyers (Fix and Flippers and Landlords) in my area. I found out what they were looking for and I got to work. I made 5+ offers a week from the MLS, I posted ads on Craigslist, made videos for YouTube and send mailers and put out signs & flyers. I worked the system hard and was able to close a bunch of deals to build up toward buying rentals of my own.
