Does this deal work better for fix or flip
Got a property under contract and here are the details:
Contract price $162,200
ARV $260,000
Repairs $20-25k, still trying to finalize this
Prospective rent $2000-2200, still trying to nail this down. Realtor suggests $2,395 and put negotiable
Thanks for the guidance! This is my first deal. Goal is to have a buy and hold strategy over the long haul.

Judging from just the numbers provided, it be a great flip!
Does it work better as a flip vs hold? That would be up to you to decide. It would depend on the expected expenses (taxes, insurance, maintenance, vacancy, and leasing cost, etc) along with the return that would be acceptable to you.
Personally, I would just flip and find more properties, however, I do have a preference/bias for flipping.
