Buying first investment property in Lee County, FL

My son and I are purchasing a duplex which currently has both sides rented on a month to month basis as the tenant's leases are expired. We are purchasing it as a residential property for one of us to live in and will leave existing renters on the other side. I wondered if anyone had any particular advise on purchasing an already rented duplex. The inspection is tomorrow so pending that outcome, we're hoping to close in the next few weeks. Thanks in advance!
