New investor in Columbia, MO

I’m getting into real estate in the Columbia, MO area and curious what types of rentals seem to be working in this area. I’m curious if single family or multi-family has traditionally worked better here for long term buy and holds.

I welcome everyone’s thoughts. What has worked for you in this market?

Also, how is COVID impacting our market? I know some areas are struggling to collect rents and this may seem like a risky time to get started.
