Memphis investor inputs

Hey ya'll

I am wanting to get my feet wet in the Memphis area. I am interested in single family homes and like the lost cost affordability of the area. I wanted to see if any of ya area currently investors in the area and could relay some information. 

1. What is one mistake you've made investing in the Memphis? 

2. What is something you would tell previous self about Memphis investing? 

3. Any good recommendations in the area (agent, lender, property manager, contractors)?

4. Good for long term? 

5. How is section 8 in the area?
