Getting started in Canada

Hi there! I'm hoping to make a few connections and get some general advice on getting started in the world of REI in Canada. I've had the real estate bug now for well over a decade and feeling I need a change so it's time to get serious.

I love practically everything about real estate- I’ve started the process to get my agents license but am also, abs even more so, interested in real estate investing.

To make my question specific; if you had to start over tomorrow what would your first 12 months of real estate investing look like?

As some added factors- we have access to probably $20k in liquid assets and our only debt is on the family vehicle and our mortgage- our debt/income ratio is around 18%.
