Financing for newbie

I am looking to do a house hack with a 4 Bed 1.5 Bath and a 1 bed 1 bath that are on the same parcel listed for $130,000.

I’m looking to get a combined rent of 1200 while I live In the larger house with friends and around 1400 once I move out.

Think I could get a loan for around $800 a month or less?

I have about $7000 for the down payment.

I make about $1100 a month net and I started a side hustle which netted me $2000 last year and about $1500 year to date.

I currently am still living with parents and I was informed that I cannot use the expected rent to get a bigger loan because of this fact.

Any idea as to how I can get a loan for $100,000 - $130,000?
