Long Distance Investing Location and Tips?

Hello everyone, I personally would like to ask for those who may have experience with long distance investing.

A little about myself. I am a 29 year old, rookie investor who is interesting in the BRRR primarily for sfh. I live and work for the city of Dallas as a Firefighter who has been interested in real estate for about 5 years. Last November I purchased my first primary residence with an FHA

Currently I am self educating myself in regards to the best way to approach my first BRRR deal. I would like to start in cashing flowing and possibly appreciating markets long distance. I am searching in the areas of: Cleveland, OH, Indianapolis, IN, Cincinnati, OH and also closer towards the Louisiana and Alabama or others in the South.
