Pointers for Approaching Distressed Sellers Off-MLS
I am a newbie, but kinda not to far from breaking out of that category. Yet, I still don't think I know enough to approach a distressed seller (who is not a short sale at the time). As in, I kind of understand the goals and steps, but not nearly enough to actually try it. Any suggestions or pointers as to what source to read up on, or a mentor to approach? Let's say I had cash today (I am awaiting a condo I have to sell to free up cash) and had a desire to fix/flip with a back up of holding it/renting it, how do I know how to assess and pull off a sale?
