Additional income DTI 75% of current rent?

Hi everyone!

I read in a book recently that if you are looking at a multi family property with the intention to househack or as a rental, that 75% of the market rents in that property count towards your debt to income ratio. Is this true?

Lenders use 75% of rents compared to PITI/expenses on That property...the difference is either income or debt to you.
