Stuck in analysis paralysis!!!

I look at probably a dozen properties a day (online). I run almost everyone through the rental property calculator and I just don’t know if I am doing it right, if they are worth it or I am just scared so I haven’t pulled the trigger on my first property yet. HELPPPPP
