Need advice on the following scenario:

Currently executing cash out refinance on duplex & expect to get around $125k. 

Wife is deploying & we can break the lease on the home we're renting.

I am considering purchasing a 4 plex and house hacking & rehabing the unit we live in until my wife gets back.

I'd like to use our VA loan to purchase the property 0 down.

I'm new to real estate investing, so I'm practically building the plane while we fly it.

Good idea? Bad idea? Considerations? Risks? Ways to mitigate risks?

Market is Colorado Springs.
