BRRRR vs Renting Without Refi?

What is the difference and pros/cons between BRRRR vs Just Renting Without Refi.

I also notice the BiggerPockets.com has different calculators for Rental Property and BRRRR, why is it separate when BRRRR include renting?

@Aldrin Colorado Doug shared with you two of my articles that you might find helpful.  The biggest thing is if you refinance out you can accelerate the velocity of your money.  Essentially using 1 pot of money to purchase several homes with.  However, it's very rarely 100% perfect where you get all of your money out.  But, I'm totally OK owning a $135K+ home for $5K of my own cash into it.  PM me if you have Qs as it can be daunting at first to wrap your head around!
