How to Mentor

I see a ton of posts on people wanting mentors, but I haven't seen one on HOW to be a mentor.

I have been doing real estate in a buy-and-hold and have been going at a breakneck pace (for me, anyway, with a full time job).

I would like to take somewhat of a break but would like to offer to share my knowledge for someone looking to get into the buy and hold area in the Milwaukee market.

What would be the best way to mentor someone? Here is my thought on the topics to cover:

1. How to find a property
2. How to determine how much to offer
3. How much in rehab costs it will need
4. What to rehab (considering its a rental), what not to rehab, what to reuse
5. How to find/hire contractors
6. How to advertise for a tenant
7. What to have in a rental application
8. How to show the unit
9. How to screen tenants
10. Lease agreements
11. Maintenance and upkeep

Does this make sense? What else would someone need/want to know? Am I being too arrogant in wanting to be a mentor since I'm fairly new to rentals myself (only since 2009)?
