Getting started wholesaling in Houston, Tx

Hello everyone! Me and my business partners have been working towards getting our first wholesale deal for a few months now. We are not discouraged, but we are eager for knowledge and any kind of helpful advice! Our main marketing strategies have been DFD, cold calls, craigslist and we have bought one list off of listsource. We have walked a couple of properties at this point and talked to a lot of homeowners, but have not gotten anything under contract yet. We are open for working with other people on a JV or just learning whatever we can! Thank you in advance!!

@James Munoz Congrats on getting started! Thats the hard part! Typically when people are having trouble getting their first deal done its because they are a) too conservative with their numbers and their offers are too low b) they arent speaking with actual motivated sellers. Remember, 98% of sellers are going to sell the traditional way. We are looking for the 2% who are willing to trade a higher sales price for a faster closing. I think the best thing to do is to reassess who you are marketing to and ask yourself “how motivated are the people we are speaking to?” If they arent motivated enough then you need to readjust who you market to. You definitely have to hear a lot of No’s in this business before you get a yes! Feel free to reach out if you have other questions! Good luck!
