Where to start in today's environment

Hi BP. I'm new to REI and I'm struggling on knowing where to start. I'm in a knowledge accumulation phase of reading whatever I can get my hands on but a lot of the books say different things on how to get started. I know that I'd like to invest in single or multi-family homes to generate cashflow but I live in Denver which is an incredibly saturated market. I'd have to save for a couple years to get enough for 20% down. I've been looking at resources like Real Wealth Network that offer turnkey investment properties for out-of-state investors but it concerns me not being able to see the properties. Does anyone have suggestions on where to start or what amount of money is necessary to get going? Thank you in advance!
