What is my best option?

I am writing this in order to help me fully grasp the many options I know I have, but which one actually would work best for me. I am acquiring land that Is basically raw. Their are commercial properties next to it on both sides. Our area has a huge chemical plant industry where I believe almost anything could work in terms of real estate options. The big question I have is, what would be best to put on the two acre tract of land for long passive income options? Commercial retail, multi family, or industrial? I know this is extremely vague. Just wanting to pick some brains as to what could really help me focus my decision.

@Daniel Knox Have you acquired raw land or investment real estate in the past? If not, I would stay clear of this. It is more cmoplicated than you think and will sit vacant for years to come or may be bought in a day. I would stick to multifamily or single tenant warehouse as your first investment. Hope that helps!
