Why is my first year return so high?
I'm using the rental calculator on here, and I'm not sure if I'm filling anything out incorrectly, but I see a correlation of the returns gradually decreasing every year. Yes, I'm using leverage and have accounted for rental prices to increase by 2% every year tagged along with the value of the home. Might be a dumb question, but I figured I'd ask on here.
