focus on right mareket for starting BRRR in hosuton starting 130k

hello all professional,

i would like to start BRRR strategy in Houston tx and the area, i have 130k for begin. my main question is, how to find the right market or zip code for me when i start my search for properties? what market do i need to be focus on? like growing area, family income, school etc… there is too many zip codes around there, and I am getting lost.
