20yo “Disabled Vet” Househacking and BRRRR

I have many benefits due to being a disabled vet and I plan on using my GI Bill for free college while getting payed. I am going to purchase a house near the college and househack that as my first property. I am wondering is that a wise decision? Also after that how hard would it be to transition more into the BRRRR method. Keep in mind I am still new and learning any tips I would greatly appreciate!
