How much time should I expect to devote to a SFH rental?

We just moved from our first home and decided to hold and rent it out. The drive is a little under an hour from our new home. I’m curious, from your experience...how often should I expect to be available in person for the tenants? Provided you have responsible renters, how frequently do you (or your property manager) have to go out for maintenance and repairs? Just a ballpark idea so I can be prepared. Thanks!

It depends on the class of property and it can be entirely dependent on the tenants. Some will call you about every little thing and others will never call you and manage themselves well. During the turnover and lease-up, I’d plan to be there more and then it should really be minimal on a go-forward basis. I would suggest you find a handyman to deal with nuisance calls and then you can really cut your time commitment down.
