Owning vs. Investing first

Good Morning BP!

I hope everyone is doing well and being safe out there. My question is hopefully a simple one. My wife and I are looking at markets to invest in, however, will we have issues later down the line when we are ready to purchase our own home. We are currently renting and she would like to own a home but I think it would be best to invest now since we aren't planning to buy for at least four years. Will buying after affect the amount of our down payment or ability to get another mortgage? Thanks in advance and I look forward to hearing from you!
