First Multifamily Model

I'm building a model to look at my first multifamily investment (2-3 units) - goal is to understand Net Income, ROI, etc... Looking for advice on where to find good variable submarket info to plug-in (i.e. rent comps, how to calc R&M reserves, etc.). Looking forward to hearing from anyone that has some experience/resources to share!
