Deal Analysis: Newbie in San Diego

Hi Everyone! 

I started my REI journey early April 2020 and have immersed myself in learning the basics of investing so I can have my base then graduate to a base+. I have read the Ultimate Beginner's guide, 3/4 finished with my REI plan, listen to podcasts, attend BP & local webinars, doing the video series,been networking etc. I am a believer of education & application simultaneously; it's not enough to just read/listen about REI but also apply what you learn.

With that being said, what recommendations would a seasoned REI give to a newbie starting out to learn deal analysis? I know Brandon recommended to do 100 deal analysis before you make your first offer, "do your own push ups." I am interested in how others gained confidence in doing analysis then transitioned to making their first offer.

I do know where I am at with my plan and this is an area I don't want to neglect.
