Whats your strategy to buy right now to ensure rents?
Hi All - Curious what methods folks are using for new SFH or MF investments to make sure rental income flow.
Example-
Buy in good school districts for qualified tenant pool?
Buy tenant occupied properties?
Buy in white collar areas?
Buy and rent to healthcare workers?
Section 8 tenants?
Anything else?

I'm directing my clients to continue to invest in markets that are popular with professionals and college students (especially medical and law schools) as well as with Section 8 in markets that have transitioned/are far in the process of transitioning. So far (knock on wood), none (including me) have incurred a tenant who is unable to pay...but we all know of landlords/owners who rent in more affordable/transient markets who are suffering.
I recommend that all landlords have the free Corona Virus Deferral Lease Agreement (https://www.american-apartment-owners-association.org/wp-content/uploads/2020/04/Coronavirus-Rent-Deferral-Agreement.pdf) on hand and have tenants who need a deferral offer proof of filing for unemployment. I know some landlords have set-up a barter system so the tenant has to provide some service while deferring rent.
