Opportunity to Source Deals and Learn

Hi Everyone on BP!

Through a networking event, I got in contact with an investor who runs a property company which fixes up and flips as well as rents out properties. After a discussion we had, he offered me the opportunity to start a branch of his company in my state. I would source deals and get paid for this, like a side job. I would obviously also be able to learn the deal analysis and acquisitions process. He covers start up (marketing) costs for a couple months, then I'm looking at about 215 dollars to cover expenses. 

So, I have a good feeling about getting started this way and would like to hear from all of the experienced investors here on BP. Does this sound like a good opportunity, or is it a waste of time and effort. I'd have a basic understanding of how REI works but the idea of working under an established company appeals to me as a good way to get going.
