House Hacking or MFH

Hi. Newbie here.

I am looking for areas in and around Metro GA area to either house hack or multi-family invest. Drove around to get a sense of the neighborhoods (fairly new to GA) and checked out: SW ATL (Pittsburgh, East Point...) may be  worth further investigation. Thoughts?
My W-2 is a nurse and interested in providing alternate housing for elderly who often need oversight. 

Not sure which financing option I’d like to take on. Still learning... I do have some money to invest but of course looking for best financial opportunities. Yep, using the calculators to analyze  

Working on establishing a team. I have contractors in NY (won’t do not much good here). Recommendations on how to go about finding contractors here?  Know of any good RE agents specializing in investments, MFH in the area?

I’ll stop here for now... 

Oh one more... How do I go about finding out if there are restrictions for MFH, number of occupancies in certain counties? I live in Roswell, Johns Creek, Alpharetta area which appears to have mostly if not only SFH.
