Acceptable questions when buying your first (or any) home

I am looking at buying a 4 unit multi-family and I wanted to ask what the tenants are like, do they pay on-time, what is wrong with the house, why are you selling? Are these acceptable questions or is this considered taboo? I have never purchased a home before and therefore am not sure how to go about this.
