The following deal is a 3 bed 1 bath. Looks like the carport is added to the house as part of adding Square Feet in the past which has not been done efficiently. The area is being used as a second living room

Need all of your expert ideas on how I can add value to this home. 

The added area is having a small laundry room with water heater in there.

My idea - Converting it to a 4 bed 2 bath by adding closet to the second living room and converting laundry room to bathroom.

But how can I move around water heater and washer dryer?

Please pour in your suggestions.This would be the deal breaker for me.
