Any info on lenders for a rental rehab in california

I have an off market deal to a beat up house that has 10 bedrooms 3 bath and 3 separate areas. Hml won't work? Pml can work.  any info to help me out to get funding for a rental . If this works out it's be my first deal, im doing the deal analyzer and the number look right to make  good passive income.  Thank you
