Thoughts on investing in real estate without owning a property first?

What are your goals? If by "owning a property" you mean owning your primary residence, then yes, it can be done. I invest in real esate without owning my primary residence. Find out what your goals are and invest accordingly

@James Gleeson Thanks for feedback. My wife and I make 110k after taxes and are 160k in student loan debt. We’re renting at the moment and live a frugal lifestyle. We’d like to be debt free, which likely take us 3-4 years, before buying first property (primary vs rental).

I’m leaning towards investing in rental property before buying primary residence. My wife feels the opposite. So not sure what the wiser choice financially would be?

 Invest in the rental and let the CF from the rental make your house payment.  Don't forget to thank you tenant for buying both houses for you.
