Newbie Non-citizen Investor. How to get my first loan ?

Hi everyone! I'm a Romanian citizen doing business in the United States for about 3 years. I've just got approved recently for an E-2 Investor visa and I read about US real estate investments for several month. My goal is to invest in multi family homes but i want to start small & lean. I do have cash but right now I'm more interested to build credit history and mostly mortgage history and trust in front of lenders. I think buying with cash is not the best way to go in the first deals. 

I'm looking for your advice on how to get my first loan, considering that I'm a not US citizen and I also don't have personal income in the United States. What kind of lender should I look for? I see that the US market is different and there are thousands of variants. It is confusing for me.

I want to apply for my first mortgage. Then, does anyone can explain what's needed to be eligible for a let's say "$3m multi family property? ". What kind of history should I build, how many years are needed or what actions needs to be done to reach that point. I really can't figure out where to start and I cannot see the big picture from the info i've read so far. 

Btw: I work in e-Commerce & Digital Advertising field. If is anyone there who needs advice on these topics let me know!
