Finding deals when starting out

Hello all,

My name is Mo and I live in NE Ohio. I'm very new to REI. My focus is to mainly to involved in flips. I have not yet made the leap of faith despite there being a couple of 'good' deal that came my way. Everyone I've come across or listened to on youtube/podcasts recommend finding/partnering with a mentor that can help in the early stages and not to venture into it alone.

Any advice would be much appreciated and thank you so much for taking the time to read this post.
