Best practical RE investing book for beginners?

Hi all! My fiance wants to get into RE investing. She learns best from reading practical books, so I think that's a good starting point for her. I've never read any "how to" RE investing books, so I don't have much in the way of advice. What are some of the best [practical] how-to books for beginners that go over things like real estate principles, market analysis, investment analysis, construction management, etc?
