Identifying the right neighborhood to BRRRR in Orlando, FL?

Myself and my partner are looking to find a small multi-family home, (4-5 units) to BRRRR in Orlando Fl, and/or Cleveland OH. I was wondering what good tools anyone has to identify good neighborhoods with a good ARV.

@Kenny Linnell Look at a bunch of deals, and find a good agent that knows the strategy you are trying to deploy. Otherwise I don't know what to tell you since I know very little about that market.
