Property Managers - Analysis fees

Doing my due diligence for my very fist BRRR purchase (!) and am currently researching property managers. I've lined up some calls for the end fo the week, but wanted to post to the forums for any tips/advice. One question I have (and it would be great to get a response before talking to anyone) is this: I see on a number of site Property Management companies offering to do a full analysis of your property for a fee.

EX: "Get a complete analysis of the property current & ARV, complete with remodel / construction estimate to meet market values. Rent roll analysis, pro forma profitability report. 5-7 day turnaround time."

They aren't cheap either. 

Aside from the construction estimate - isn't all of this information free that I can get from my broker? On the flip side, does anyone consider these kind of reports from Property Management Companies important? Would love to know everyone's thought. Thank you!
