Commercial vs Residential

Good evening All. I've been talking to people and I've come across a few commercial investors who swear that is the way to go in the Sarasota, FL area. Can anyone with experience through ups and downs of markets provide any information?

My first thought would be in a recession and/or crash commercial would be problematic. Everyone needs somewhere to sleep, but not everyone needs a business. I would think commercial would be more negatively impacted by markets swings.

Please correct me if I'm wrong and thank you kindly for you input.
