New investor expenses questions

Hopefully going to do buy my first unit this year. I have a question about what expenses does a landlord typically incur? I know about prop taxes and I plan to have a prop manager which i am told is about 10% of the rent. I also researched and found that landlord insurance is about 10-20% more than homeowners. What other expenses should i include as expenses? Thanks.
