I NEED HELP WITH WORKING AROUND THESE PROBLEMS THAT HOLD ME BACK

when it comes to make offers what numbers do i need to have and how do i avoid paying people when the numbers don't work it seems like a lot of people waste there time just trying to make the numbers work to potentially close a deal because in real estate if the numbers won't work nobody gets paid.
