Understanding the "Prescreening Tennants" game

Hello all!

I'll keep this short and simple. When prescreening tennants a general rule of requirements is as follows:

Income must be three times the monthly rent or greater

No prior evictions or felonies

Good references from previous landlords

600+ credit score

How do you confirm their income over the phone?I wouldn't rely on their word.

How do you handle it if they do not have references or if it's their first time renting?

Any help with approaching this topic is greatly appreciated!
