Starting out on the BRRR: Cash or Finance?

I am looking to start BRRR'n some properties here this year. I am looking at single family homes that need reno in the 100-150 range. I have capitol from working that I can fund the project with at approximately 200K. Is this something I should do? I have great credit 750+ but am not sure if it is ideal to just pay cash or to get a loan.

Anyone been in a similar position? What did you do? Pros/Cons of going either direction?
