Clarifications on Real estate investment

I am new to real estate investments - can you please share experiences about the few specific queries plz.

1. If I buy a property for investment, is 20% down payment enough to get a loan. Does it vary for investment property say may be 50% down payment (the 50% is mentioned as an example to show more than 20%) or so.

2. Will the property tax be higher if purchased for investment than being the primary occupant ? If so how much it could be more

3. What are the other differences that a new investor be aware of.
