Orlando Short Term rental

I am interested in investing in Kissimmee for a Short Term Rental. Could anybody give me information about the best neighborhoods where this is possible, the law regarding this, taxes amounts, etc, etc? Do I pay less if I buy a house being a Florida resident? House or condo better? Budget about 300 to 400K (loan).Thanks!
