Unused office space at a discount - What businesses would you target?

Hi; I have a goal of getting an office room, 8'x10' or larger, for $100/month or less with basic utilities included (electric & decent internet).

The advertised office rooms around my house are outside my price range ($300/month and up, and a bit off course from my target area) so I am planning to hunt for an unused space myself.

My plan is to call around the local area for a business with an unused room and make an offer to sublease. But I'm not sure which businesses would be a good target for a potential subleasing arrangement.

Who would you target? Thanks for any ideas :)
