Colorado: Changing a Single Family Layout, Engineer/Architect?
Hello all, this is our second flip since starting our LLC. This house is an above ground 2,000 SQ FT ranch. We'll be changing the layout to add 2 bedrooms & 1 bath. We need recommendations on the best way to tackle this project, do we need to hire a structural engineer or will an architect suffice (if needed typical price? referrals?)? Do we also then need to pull a permit? Some of this is dependent on load bearing walls I'm sure.
For some of the work we complete as we'll need to change some of the electrical, plumbing, framing, etc. what's the best practice when hiring out? We carry insurance on the home as does everyone...should one of us become a GC and hire Subs? Do we need to be a GC to hire Subs for 1099?
We have some friends in the industry that do great work but work for someone else. This means they don't have a subcontractors license and wouldn't carry insurance. Anyone become a GC and carry insurance to put them on as employees when projects arise? Or just hire a sub that has a license and insurance?
I know this discussion has several questions but any direction/information is greatly appreciated.
