Sequence for LLC + Refinancing

Myself and 2 partners own an investment property in Colorado. We would like to a) transfer the deed to an LLC and b) refinance, preferably under the LLC's name.

Currently this is rented as three units to three tenants. Should we create an LLC, transfer the deed and begin payments to the LLC in order to begin an income generating history? How long would we need to do this before banks will consider the income worthy enough to put on a re-fi application?
